When many buyers start their home search in Northern New Jersey, the thinking usually goes like this:
If I want to buy in Maplewood, I should work with a Maplewood agent.
If I want to live in Summit, I should find a Summit agent.
It’s a reasonable starting point—and for many years that approach worked well.
But the way buyers search today, especially in markets like Maplewood NJ, South Orange NJ, Montclair NJ, and Summit NJ, has changed. With inventory across Northern New Jersey remaining tight, many buyers quickly realize they need to look across several towns at once.
That shift has quietly changed what matters most when choosing an agent.
Our team was built in Maplewood and South Orange, often referred to locally as SOMA, and that foundation still shapes the way we work today.
Allison has lived in town for more than three decades, and every member of our team either lives in or has lived in SOMA. That kind of long-term connection creates something that can’t be learned from market reports alone—real familiarity with the community, the housing stock, and the people who live here.
SOMA isn’t simply where we began. It’s where our reputation was built.
At the same time, as the market evolved, so did the geography of our clients’ searches.
Inventory across Northern New Jersey remains limited. Because of that, buyers rarely find the right home by focusing on just one town.
Instead, most searches gradually expand.
A buyer researching moving to Maplewood NJ, for example, may also end up considering:
South Orange NJ
Montclair NJ
Glen Ridge NJ
Bloomfield NJ
West Orange NJ
Similarly, someone exploring Summit NJ might also look at Short Hills, Millburn NJ, Madison NJ, Chatham NJ, Westfield NJ, or Morristown NJ.
That kind of flexibility has become common in Northern New Jersey. In fact, a large portion of our team’s transactions today happen outside of our original SOMA markets, simply because that reflects how buyers are actually searching.
Over the past year, we’ve helped clients buy and sell homes in communities including Bedminster, Warren, Gillette, Berkeley Heights, Cranford, Mountainside, Summit, Short Hills, Livingston, Bloomfield, Montclair, and West Orange, in addition to Maplewood and South Orange.
What began locally has naturally expanded—because that’s how our clients are navigating the market.
Some buyers attempt to manage a multi-town search by working with a different agent in each community.
On paper, that might sound strategic. In reality, it often creates more complexity than advantage.
Working with several agents can lead to:
fragmented communication
duplicated conversations and showings
slower responses when listings appear
no clear strategy guiding the overall search
We’ve seen situations where buyers simply lost momentum.
In one case, a buyer initially chose a hyper-local agent instead of our team. When that agent went on vacation without arranging coverage, the buyer was effectively out of the market during an important window.
Local knowledge is valuable—but it doesn’t always guarantee the level of responsiveness, coordination, and strategy that buyers need in today’s environment.
For most buyers, the real question is no longer whether an agent is “local.”
What matters more is whether the agent can guide the search across several communities while keeping everything organized and strategic.
In practice, that means helping buyers:
navigate multiple towns seamlessly
respond quickly when the right listing appears
understand the trade-offs between communities
keep the search coordinated from start to finish
When homes can move quickly, those elements often matter far more than how many towns appear on an agent’s website.
One of the realities of today’s market is that not every opportunity appears on public websites.
Through our relationships with agents across Northern New Jersey, we are regularly hearing about homes that are:
coming soon
sellers who are almost ready to list
opportunities that never reach the public market
Our team also works with Compass Private Exclusives—homes marketed privately within the Compass network. These listings are shared among Compass agents and do not appear on public platforms like Zillow or other listing sites.
Just recently, we showed several buyers homes through these channels that they would not have discovered through a typical online search.
That kind of access comes from being active in the market every day and maintaining strong relationships with agents across the region.

Why timing alone rarely determines success when buying a home.
Because our roots are in SOMA, we bring deep familiarity with Maplewood and South Orange.
Because our work has expanded across Northern New Jersey, we also bring:
broader regional market insight
a coordinated cross-town search strategy
access to off-market opportunities
consistent guidance from start to finish
Our goal is simple: to keep the search focused, organized, and strategic, rather than scattered across multiple towns and agents.

What strong buyer representation actually looks like.
Today’s buyers rarely see themselves as “Maplewood buyers” or “Summit buyers.”
Many people comparing home prices in Essex County are evaluating several communities at once—Maplewood, Montclair, West Orange, Glen Ridge, and others nearby.
When agents work across multiple towns and maintain strong professional relationships throughout the region, they can often introduce listings to buyers who might not otherwise see them.
That broader exposure can influence both buyer interest and the final outcome of a sale.
