Neighborhood Spotlight: What’s the Hilton Section of Maplewood Like?

As we just listed a new property at 206 Lexington Ave. in the Hilton neighborhood of Maplewood this week, we thought it would be a great idea to share some insight into what makes this part of town special. Our team’s co-principal, Ginge Calhoun, bought her first home in the Hilton Section a few years ago. Ginge says, “It was a great fit for our family. Its affordability allowed us to break into the highly desirable town of Maplewood on a smaller budget.”

Many of the homes in the Hilton neighborhood were built in the 1920s when the farmlands of Maplewood became residential neighborhoods. The homes in this area are predominantly charming, smaller homes with 3-4 bedrooms on smaller lots, offering lower property taxes. This makes it popular with both buyers looking for smaller/starter homes and downsizers looking to stay in town.

This neighborhood is considered Maplewood’s most affordable neighborhood with a median home price of around $570,000. Some homes sell into the $700-800,000s but this is still well below the town’s average sales price. The neighborhood is thriving, and home sale prices continue to rise.

The neighborhood is a walkable area with couples out strolling, people walking dogs, moms pushing strollers with young children, or folks just doing some local shopping. The ability to walk to local shops is a huge attraction for many buyers, especially those who are used to city living. Here are some of the many perks to living in the Hilton neighborhood:

  • There is an active neighborhood association (Hilton Neighborhood Association, organized in 1995) to handle neighborhood quality of life issues and organize events
  • Recreation facilities are plentiful here with two parks (Maplecrest and DeHart), the DeHart Community Center, the Hilton Branch Library, and the Maplewood Community Pool
  • Local festivals like MayFest, Porchfest, and the seasonal farmers market take place within easy walking distance and demonstrate how the businesses and community come together
  • Convenient jitney service to Maplewood Station for train service to NYC is available
  • The neighborhood is close to Whole Foods, Target, and Trader Joe’s in neighboring towns
  • The neighborhood is close to major highways, business centers, and Newark Airport

The Hilton neighborhood is also growing and developing with its retail and community presence. The Springfield Avenue Partnership has helped bring new businesses to the area and supports them throughout the year by organizing and promoting various events. Several “hot” new businesses have opened in the area in the past couple of years, including Pearl Oyster Bar, Artie’s, Porta Rosa Pasta & Provisions, and the General Store.
